Commercial Roofing in Miami-Dade: Flat Roofs, TPO, and the Maintenance Mistake Most Owners Make
Commercial roofs in Miami-Dade are a different animal than residential. They’re flat or low-slope. They’re typically TPO, modified bitumen, or EPDM. They have rooftop HVAC, vent stacks, and roof drains that are all potential leak points. And they fail in slow, expensive ways that the building owner often doesn’t see until it’s bad.
This is a primer for building owners and property managers on what’s actually under foot up there.
The Three Common Commercial Roof Systems in Miami-Dade
TPO (Thermoplastic Polyolefin)
White, single-ply membrane that’s heat-welded at the seams. Reflects sunlight (cool roof — meaningful in Miami summers). Lasts 15-25 years if installed correctly. Repairs are straightforward — patch with a piece of TPO and weld it.
Failure modes: seam separation if welded poorly, punctures from foot traffic or dropped tools during HVAC service, UV degradation at the edges and around penetrations.
Modified Bitumen (Mod-Bit, SBS)
Multi-ply asphalt-based system. Torch-applied or self-adhered. Looks like rolled asphalt with a granulated top surface. Older technology than TPO but well-proven in Florida — many older Miami commercial buildings have mod-bit roofs that have lasted 20-25 years.
Failure modes: blisters from trapped moisture under the membrane, granule loss exposing the asphalt to UV, seam failure at the laps.
EPDM (Rubber)
Black single-ply rubber. Less common in Miami than TPO because the dark color absorbs heat and increases AC load. More common in cooler climates. Lasts 20-30 years.
The Maintenance Mistake Most Owners Make
Here it is: treating a commercial roof as “set and forget” between major repairs.
A residential homeowner generally doesn’t walk their roof. They notice problems when they leak. That’s a fine model for residential because shingle/tile/metal is durable enough to tolerate it.
Commercial flat roofs are not. They need walked twice a year — minimum — by a qualified roofer or maintenance professional. Here’s what we find on those walks:
- Clogged drains. Leaves, mulch, plastic bags. A clogged primary drain on a flat roof can produce a pond that leaks into the building within weeks. We’ve seen $30,000 of interior damage from a single clogged drain.
- Seam separation. Catchable when small, expensive when not. A 6-inch separation we patch in 20 minutes becomes a 20-foot replacement section three months later.
- HVAC service damage. Every HVAC tech that goes on the roof leaves traces. Tools dropped. Sealant tubes left. Sometimes patches over their own equipment installation that fail months later. A maintenance walk catches these.
- Penetration sealant degradation. The sealant around every pipe, vent, and equipment curb has a finite life. Annual recoating extends it dramatically.
The Cost of Twice-Yearly Maintenance
For a typical 10,000 sq ft Miami-Dade commercial roof, twice-yearly inspection and maintenance runs $800-$1,500 per visit. Annual cost: $1,600-$3,000.
The cost of not doing it is highly variable but routinely $20,000-$80,000 in interior damage, business interruption, and accelerated roof replacement. The math favors the maintenance program every time.
When to Replace vs. Restore
If your commercial roof is more than 15 years old and showing systemic issues (multiple leaks per year, blisters across the field, significant seam degradation), you have two options:
Restoration coating
An elastomeric coating system applied over the existing roof. Adds 10-15 years of life. Typical cost: $4-$8 per sq ft. Works well on TPO and mod-bit that’s structurally intact but UV-degraded.
Full replacement
Tear off and replace. Typical cost: $8-$15 per sq ft for TPO or mod-bit, depending on insulation thickness, code-required upgrades, and complexity. Resets the warranty clock to 20+ years.
The right answer depends on the existing roof’s condition and the building owner’s plan for the asset. We do honest evaluations — we’ll tell you when restoration is the smart move and when replacement is the only real option.
Insurance and Commercial Roofs
Commercial property insurance in Florida looks at roofs differently than residential. Carriers want documented maintenance, recent inspections, and proof of professional installation. A commercial roof without documented maintenance is much harder to insure than one with annual records.
Read our companion post on what an insurance adjuster actually looks at on your roof — much of it applies on the commercial side too.
