4-Point Inspection — covers roof, electrical, plumbing, HVAC. Required for homes 20+ years old. Doesn’t reduce your premium directly but determines whether you can stay in the standard insurance market (substantially cheaper than Surplus Lines).

Wind Mitigation Inspection — documents your home’s hurricane-resistant features (roof shape, deck attachment, secondary water barrier, opening protection). The state’s updated OIR-B1-1802 form took effect April 1, 2026 — every new wind mitigation inspection must use it. This report can reduce your wind premium by 20–88%.

How long does an inspection take?
A standard inspection takes 45–90 minutes depending on roof size and complexity. Wind mitigation inspections often take longer because of the additional documentation required.

Will the inspector pressure me to buy services?
No. Our written policy is: walk the roof, document what we see, give you the honest assessment, and leave you a written quote if work is needed. The decision is entirely yours.

Can you inspect a roof I had installed by someone else?
Yes. We inspect any roof regardless of who installed it. We can also identify likely installation defects that may still be under the original installer’s warranty.

Do you provide drone inspections?
Yes for inaccessible roofs or when the structure is unsafe to walk. Most Miami roofs we walk physically, which gives a much more reliable assessment.
